Let's talk about what to avoid so you don't regret your choices.

Mistake #1: Rushing the Contractor Search

This is probably the biggest one. You're excited, you've got plans, and you just want to get the roof on. So you grab the first quote, or maybe you go with the cheapest guy who can start next week. Big mistake. A good roofing contractor isn't just someone who can nail shingles. They're a project manager, a problem-solver, and a consultant.

You need to check references. Call their past clients. Ask about their experience specifically with new construction – it's different from re-roofing an existing home. Are they licensed and insured? Don't just take their word for it; ask for proof. I've heard horror stories about uninsured crews working on new builds, and if someone gets hurt, guess who's liable? You are. Mistake #2: Not Understanding the Materials

Here in New England, we get plenty of ice dams. That's why ice and water shield is critical, especially along eaves, in valleys, and around penetrations like chimneys and skylights. Make sure your contractor specifies where and how much ice and water shield they'll be using. Don't assume it's included everywhere it should be. Ask to see the product they plan to use and understand its coverage.

Mistake #5: Not Getting a Detailed Contract

A handshake and a price aren't enough for a new roof. You need everything in writing, and I mean everything. The contract should clearly outline:

  • The exact materials to be used (brand, type, color, warranty).
  • The scope of work (tear-off, installation, ventilation, flashing, clean-up).
  • Payment schedule (never pay the full amount upfront).
  • Start and completion dates.
  • Proof of insurance and licensing.
  • Warranty information for both materials and labor.
  • What happens if there are unforeseen issues or change orders.

If the contract is vague, or if the contractor pushes back on providing details, that's a huge red flag. You're making a significant investment; protect yourself with a clear, comprehensive agreement.

Mistake #6: Forgetting About Flashing

Flashing is one of those unsung heroes of a roof. It's the metal that directs water away from vulnerable areas like chimneys, skylights, valleys, and wall intersections. If flashing isn't installed correctly, or if cheap materials are used, you're going to have leaks. It's not a matter of if, but when.

Make sure your contractor emphasizes proper flashing techniques and materials. Ask about step flashing, counter flashing, and how they handle complex areas. This is where experience really shows, and it's often where less reputable contractors cut corners.
